Up to €50,000 (or €70,000 for derelict properties) to bring a vacant property back into use as a home or rental. Extended to 2030 and expanded from March 2026.

Full Details

The Vacant Property Refurbishment Grant (VPRG) provides funding for the refurbishment of vacant and derelict properties built before 2008.

• Up to €50,000 for a vacant property (vacant 2+ years).
• Top-up of up to €20,000 for properties that are derelict (structurally unsound), bringing the total to €70,000.
• Island properties: up to €60,000 (vacant) or €84,000 (derelict).
• Expert conservation advice grant of up to €5,000 for traditional houses.

NEW from 31 March 2026 — scheme expanded:
• Vacant Above the Shop Grant: up to €95,000–€140,000 for converting commercial above-shop space into residential units.
• VPRG — Conversion of former Commercial/Public Use Buildings: additional top-ups up to €40,000 for 3+ residential units (max package up to €110,000).

Scheme extended to 2030. Works cannot start before approval. Apply through your local authority (Vacant Homes Officer). SEAI energy upgrade grants can be claimed separately for the same property.

Eligibility Requirements

Property built before 2008, vacant for at least 2 years at time of application. Must use as principal private residence or rent out. Not available to registered companies. Apply through the relevant local authority.
